Forum / General Property Management / eviction with non-renewal notice

My renters and I both signed a non-renewal notice for the property. On the day we were supposed to do a final walk through (the date we had agreed would be thier last) they were still in the process of packing thier moving truck. They are currently a month behind on rent that they were supposed to provide on the final walk through. The property is a mess and even damaged that would cost more than the deposit to fix. Is it possible to start the eviction process or would going to small claims court be better?
