Pennsylvania..my tenant has a month to month lease. I sent them a non renewal notice giving them thirty days to vacate. The thirty days is up and they are still there. So i served them with a thirty day eviction notice yesterday. Now they are refusing to pay rent for the month of August stating that because I evicted them, they don't have to pay. They are in violation of my no pet policy as well as disrupting the peaceful enjoyment of the other tenants by playing loud music. Where do I go from here?

Wait out the waiting period and then file in your local court for their eviction.
