I have a commercial tenant that is past due 2 months but owes 3000 in utilities. Last friday I changed the locks and locked the gate. Saterday I verbally advised him that I wanted him out by this comming Friday. He told me that I couldnt do this and that I had to let him in. Is he correct?

James, In most states; a self help eviction - where a landlord shuts down utilities or changes locks is not permissable. Although commercial tenancy can be a bit different, I would not practice this type of eviction. Going through the courts is usually required as well as written notice. I would contact an attorney immediately. In some cases a tenant can sue a landlord for not following proper procedures.
