Hi , I am trying to rent my house, in NJ. I have a tennant who wants exceptions in the lease aggrement where he can break the lease on the following grounds
1) Health issues
2) Emloyment
He is self emloyed and have projects arround the country. I am a first time renter. Any ideas on this ?

Often landlords will allow a "break" clause which gives your tenants an out. But whenver I have seen this done there is generally a penalty. Usually like two months rent.

I had a tenant once that because of health issues was legally allowed to break the lease and get out a few months early. This was in NJ also. It is legal and there was nothing that i could do about it. Hope this helps you.
