I own single family rental homes in Wyoming. I've written a clause into my lease agreements requiring the tenant to immediately report any damage, leak, or malfunction in the house or on the property to the landlord. One tenant failed to inform me that the lawn sprinklers were not working, and the entire landscape died. What recourse do I have in this case?

Issue them a letter of damage and the estimate for repair. If they refuse, you may have to sue in court.

It was tenant's responsibility to water the lawn during your absence. The tenants failed to do so! Book a professional from field service company and ask the tenant to pay for lawn maintenance.
