I have a tenant who I suspent is now in over their head as it relates to being able to pay their monthly rent. They offered to make a partial payment, but no telling when they'll have the rest. Should I accept this partial payment?...........who knows how it may end up if it all goes to court later.

My answer to you would be NO. As it seems that it may cause problems should you have to evict the tenant. If this is a ONE TIME THING I myself might accept and only in writting stating what month is being covered and spelling out WHEN the final payment for that month will be paid in full.. however if it's an ongoing problem then byall means. I'd say NO.
