I live in a college town, and there are a lot of student rentals. The students are now in the process of coming back, and it seems like it would be a good market to get into. Is there anyone out there with experience in the student rental market who would be willing to share what they view as the benefits and the detriments?

I know one of the big detriments is the way in which students can damage the property. A friend of mine, who rents to students, takes care of this by making sure the lease is solid and he has an adequate security deposit. Check this site for some examples!
