Forum / General Property Management / Unauthorized unit. How to deal with it

When I purchased the property, the house came with a Unauthorized unit (upstairs) that is being used as storage space. I want to be free from any liabilities for bodily/personal injuries when prospective tenants occupy the property. Please advise what clause/verbage I have to use in agreement to protect myself from any liabilities. Property is in California.
