I have a tenant that has some items around the outside of the property (two engines). I have given them 30 day notice to have them removed. Can I removed them after 30 days or do I have to cancel their lease?

I don't think you can take them. After all they belong to the tenant and it could end up being theft.
Give them the 30 days and if not removed ask the tenants if you can get rid of the engines for them if they give you permission then I would.

Assuming the lease says he will keep the property clean, use the cleanliness violation notice here on EZ Landlord.
This site doesn't just help you with leases, it has a form for every possible circumstance that can come up. Use them!
