I personally served tenants and can legally be awarded damages. My hearing is coming up. Are there particular documents I need as proof of what I am asking for, or any legal forms I need to bring to the hearing?

It is important to have all of your correspondence, letters, inspections, etc. ALWAYS bring your lease agreement to any court related hearing. You also want to bring all support documentation such as pictures (before and after if you have them), move in inspection form and a move out one, receipts or accounting of expenses or estimates for any repairs needed. It is a good idea to bring a rental ledger as well.
