Renters have caused damage to property well in excess of collected deposits. Can I move up the date of the expiration of the lease?

It sounds like the renters have probably violated the terms of the lease, and you should begin the eviction process. You will want to document & photograph the damage & repair costs to assist in recovering those costs. If you can convince the tenant that you will be taking legal action against them you might be able to get them to initiate some repairs. Unfortunatly, even if you prove your case and get a judgment against the renter, collecting can be almost impossible.

30 or 60 days notice
i lost in court when i tried to evict tenants. should i gave them a 30 or 60 days notice now. will they still pay me rent after the notice, or what else can i do
