Prorated Rent

How do you calculate a pro-rated rent. My tenants lease ends on the 1st of August new potential tenant wants to move in ASAP but I need to do a walk through to make sure no fixtures need to be completed... they are asking if they could then get a prorated price for moving in on the 5th instead.
