I had a tenant ask me to pay for the food that went bad in a refrigerator that broke. The appliance repair company came on the 2 days after the call was made by the tenant and they fixed it. 2 days layer the tenant called me saying it was still not working. The appliance company sent in a loaner fridge until they find another one which will be here in 3 days.
So the Q is - Is the landlord liable to pay for the damaged food?
Can the landlord change the lease that from now on, the landlord is not responsible for any food going bad because of refrigerator going bad, which is beyond the landlords control.

If you are responsible for the Fridge, and it wasn't working, then i would pay for the food loss for the tenants.
