I was told that a eviction with out cause you still have to win in court , and show it would give you some kind of hardship , its your house , and your sick of it.

It is frustrating! I would think though that most judges would not force a landlord to keep a tenant, PROVIDED that the landlord follows the due process.

If the lease is over, you don't need a reason to evict. However, the judge may grant the tenant some time to look for a place is there are no lease violations.
