I performed a recent inspection on my rental property in Louisiana and found the A/C pan was overflowing water and leaking on the ceiling. I just had the A/C serviced in April. The return grate had about a 1/2 inch thick coating of dust. There was a new filter in the vent grate. I had to call an A/C company to come repair the unit. They flushed out the drain line. The charge was $129.00. Our lease agreement states "The tenant is responsible for all repairs needed in or about the leased premises up to and including $50.00." The tenant is refusing to pay. What should I do next?

This is something you simply take to small claims court. You should be able to settle it quickly if you have the proof and receipt for repairs that were made. I hope this helps.
