I am putting together a 1 year lease with option to renew for year 2. Should I put a rent increase in the lease for year 2 or wait until next year when they are exercising their option? I want to reflect a CPI or $100 a month increase to reflect inflation.

Well , there are two schools of though here. Although letting a tenant know ahead of time may dissuade them from renting; I beleive it is the right thing to do.
