I'm a new landlord and I rented my first floor unit to a section 8 tenant in March 2008, and did not do a walk-through with the tenant. They moved out April 25, 2009 and now it's time to do a walk-through. How do I record the damages if I have nothing to compare it to? Meaning no initial walk-through signatures.

Well, if you have pictures of the property before they moved in, they might hold up in court if the tenant/Section 8 decided to take you to court over the withheld deposit. In the future, do a walk-through with the tenant both before they move in and after, take pictures, and get signatures! Best of luck, Brian
