I have tenants in Arizona that are moving out and noticed that the pool is very stained and needs to be acid washed. Per their lease agreement they are responsible for pool maintenance but they told me they are not going to take care of it. The pool was clean when they moved in and are now claiming that it was not. What is the best way to handle this situation?

Use the security deposit to help pay for the cleaning. If it goes over the price of what it cost you may go after them in small claims court and have them charged for the remained of what is owed. Keep receipts and photo reference of all damages and breeches of lease.
