We own and manage 14 properties and have used a rebate program sucessfully. Here is how it works - use a rent of $1395 for example - if rent is received BEFORE the first of the month, there is a $100. rebate. FULL RENT must be paid and tenant will receive check or cash back from us. This way, the rent can be advertised as "$1295 with rebate" and the tenant gets a great deal. I believe I heard of this from Carleton Sheets' program. It has worked well, for years, for us.

That's a great tip but make sure that is in compliance with your state's landlord tenant regulations.
