Can I tell my tenant to clean up her act inside and out???

Both parties must abide by what is agreed upon in the lease, if you are in the process of writing up a lease then make sure to put down the tenants responsibilities. Once they sign the lease they are bound to that and if they do not hold up their end they are in breach of the contract. If this is happening after the lease is signed you make write up an addendum for them to sign but they can refuse as it is not part of the original contract.

It should be mentioned in the lease and if you're still in the process of making one, then do include it there.
