my tenant didn't pay may's rent. gave her 3 day notice and she told me she will be out by June 6th. Since she didn't give me 30 day notice of move out, does she forfeit deposit? she is on a month to month lease.; Also, can I use the deposit towards the May rent?

You need to check the law in your State regarding security deposits to answer the question about forfeiture. You should be able to keep the security deposit to cover the rent but if there is damage to the property that may not solve your issues.
