Landlord Question and Answer Forum
Our previous tenets turned on the sprinklers full blast for a month after we told them not to touch the water (we were paying for) The bill was $350 in one month. With the excess water it sunk into the foundation and seeped into the basement bedroom creating some mold issues. ( we lived there for seven years and never had mold issues) We took care of the mold and cleaned it all up. We let them break their lease to move out early. They are asking us to pay for all their damaged items in that bedroom. What is our obligation when it was their negligence? TIA

RE: Our obligations
Get a lawyer and start gathering evidence and a paper trail of communication, prove that it was the tenant negligence and you should not have a problem. They may even owe you some settlement. Proof pertains to both communication, receipts of repairs and photographs.
