Hello - I am looking for feedback on how others apply pent rents? $25 per / $50 per or weight related? Also, what do you add to the security deposit. thanks!! Holly

The pet fee shouldn't be part of the security, you would have to return that. It should be an extra fee that would cover animal destruction all it takes is one bad tenant and the cost for repairing pet damage or oder can be high. I do a minimum of 150.00 just as an estimate to cover carpet cleaning. It has in the past been much higher though. Just make sure that it is stated in the lease so that the payment is recorded as so non-refundable.
