Hi, I am looking to buy an apartment building that is used as student housing for a trade school. The leases are for 9-months and correspond with the school year. My question is that the owner says they are currently operation as an apartment hotel because of the flexibility in dealing with the students that an apartment hotel provides. He says that it is easier and they don;t have to follow the stricter landlord/tenant regulations that they would have to follow if they considered the building a straight apartment. My research indicates that PA would consider the building a hotel, not an apartment. PLEASE help me understand this!! Are there any pitfalls to be aware of? Any licensing or registration issues because it is a hotel? HELP!!!
