I have three co-eds as tenants in one three bedroom apartment. What lease clauses are there out there, should one or more attract a boyfriend/girlfriend who continually spends more and more time at the apartment, but does not physically "move in". I know this is a grey area and tough to control in many aspects.
The only thing I see in my lease is the one week max on guests stay.

Hi Tom,
We have a Tenant Guest Policy addenda that may suit your needs. This editable form allows you to define the difference between a guest and a tenant. It also allows you to state, after how many overnight visits, a guest becomes a tenant. Since this form is editable, you may add additional language as you see fit. Here is the link;
