Can I reject a potential tenant because they only want to sign a 6 month lease and have asked if they could break that lease a month or two early? I do have another potential tenant who is willing to sign a year lease with no possible early out. I'm in WI

Yes you can refuse to sign a lease agreement for less than a year.
