What do you do when the ex-wife comes to you and says she got in a mess with her divorce and had to claim bankruptcy? She has a job she has been working at for 3 years.

Is she already living in the property, or is she asking if she can come lease a property of yours from you? It's hard to collect money from people in bankruptcy, and twice as hard when the debtor is your ex-wife. From a pure risk-assessment standpoint, don't do it. I know that's easier said than done, with an emotional and complicated situation like yours, but your wallet will definitely be lighter when you're finished if you lease to her, and your relations with her might be worse too if you have to take her to court because she went four months without paying rent.
