Can you add language to the lease where it says the lease is void after a certain time of non-payment of rent? i am in California.

I do not believe this is okay. If tenant does not pay you can go through the eviction process which will most likely be in the lease.

So if the tenant does not pay you, you want to void the lease that is the contract that says they have to pay you?
