I have a retired couple interested in my rental. Based on the income listed and outstanding loans on his application- I am worried they will be strapped for cash. Any advise? Should I just go with the 3x rent rule? If so- he would not qualify.

If they do not have enough to rent your property then they do not qualify to rent from you. I would just really read through the fair housing act.
