Hello, I am new to this forum. I am thinking about managing my own property that is in another state. Can someone explain to me the process of showing a house to possible tenants while living out of state. How does this work? Lockboxes?

I would hire an agent to do the showings. You will want to travel to the property, at least to see the property and the condition before you buy and when you are in that area you will want to hire an agent. Good luck!!!!
