Is it legal to advertise for single occupancy only?

I would look up the Fair Housing Act, I believe you can if it complies with safety codes with max amounts allowed in the property. However, you cannot limit if it is to have less wear and tear, or a quiet environment. Look into the fair housing act. That will help you in this instance.
