I have an excellent tenant. Good credit rating, very respectable and responsible. He is coming up on a lease renewal and asked if he can have his girlfriend stay at the property with him? He pays the full 12 month lease for a discounted rate. Is there any reason I should screen and add his girlfriend to the lease? The tenant pays all of the utilities at the property. I do not feel I should add an additional fee for her either. Thoughts? Pros and cons?

Always screen other occupants, even if he has a perfect record and a great relationship with you. He should understand and respect that. If she will not be financially responsible make sure she is still written into the lease as an occupant. You should have your grounds covered.
