You want to have all names of all financially responsible parties listed on your lease.

I made the mistake of only putting one on the lease and the other as an occupant only. The occupant only smoked in the apartment and also contacted me about promising payments. They left after a month fortunately I didn't have to get a court order but they left of their own volition. Definitely get all Tenants to sign the lease and have a Tenant screening done on all of them too. (something I did not do only on the one who was being held responsible for both of them)
