When is the best time to show the house advertised for rent: before or after receiving the completed application form?

The best time to show the house is before the tenant hands in an application from my experience. I usually hold an open house and hand out applications to be returned or filled out immediately. This does two things, 1: lets you see the tenants first and get an impression. 2: Weeds out the less serious ones with the ones that are willing to fill out and hand you an application on the spot.
