I have a tenant that was in a year lease, and then I let it go to month to month, as they was always late paying the rent, am I better to have them in a year lease, than staying month to month, this is Ft Lauderdale Fl

I don't think the time frame matters... being late would prob still happen. You have to decide if you want to keep the tenant or find a new one that doesnt pay late.
