If I give a 30 day notice to at tenant to vacate an apartment (month to month rental agreement) and the tenant moves out the next day, is the tenant responsible for paying the next 30 days of rent. I would like to know if I can keep the security deposit to cover these 30 days - to give me time to find a new tenant without losing losing rental income due to the unexpected vacancy.

The tenant would be responsible for rent until the last day of your Notice. However, if you rent the property before the last date of the Notice, you will have to give tenant a rent refund-----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement.
