Hi;
I was told that a regular landlord/tenant eviction process is fast & straightforward, but with a lease option you now have to go into a slower moving court to evict. Does anyone have experience with structuring lease options "safely" in California so that the tenant doesn't get a chance at a free place for a year or more?

[To clarify the above, the "unlawful detainer" court that usually handles evictions does not have jurisdiction over option related issues, so they will kick a case involving a lease AND an option into a regular court, which really slows down the eviction process. This is what a lawyer told me]
