How often can a landlord inspect their property while the tenet is living there

An annual inspection is reasonable unless you believe that a more frequent inspection is required due the results of a previous inspection. You may want to inform tenant (in writing) that you will be doing inspection every X until the problem is rectified and continue inspections every X months until you are satisfied. -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement. RE: Inspections
In Indiana, Landlords can visit and inspect the property as much as they want as long as they provide "reasonable notice". Landlords have to follow your state's rules on "notice", which is the amount of time they have to notify you before showing up at the house. Check out Indiana code 32-31-5-6 at http://www.in.gov/legislative/ic/code/title32/ar31/ch5.html.
