The lease says on the bottom Iowa/Nebraska
I dont have to give them a lease that says Arizona?

Caution. States have different rental laws. Having the State name at the bottom most likely not important. What is important is that the lease conforms to state/local laws. You may also consider that the signature on the lease is notarized, given you’re out of state and can’t verify who’s actually signing it.

You must use a state specific lease, it may be emailed, but it should apply to the state the home you are renting in.

If you're going to email the lease, make sure it's in pdf format so terms of the contract can't be changed by tenant.

Is the premium package a form they can't change? Adobe Pro allows for changes to PDF so I would be sure to recheck lease either way.

The creator of a pdf file controls what can be changed. In other words, it can be set so that the file can ONLY be printed.
