Landlord Question and Answer Forum
Our rental property in Washington State has a non-egress bedroom in the basement. Should I add a clause to our lease that if the tenants use this room as a bedroom they accept all safety risks associated with sleeping in a "non-conforming" bedroom? Or does the ExLanlord lease cover this indirectly in other areas? Any advise here would be much appreciated. Thanks.

Definitely include it in lease stating it is non-egress and that tenant must accept all safety risks associated if they use the bedroom.

EzLandlord Forms provides the option to create an addendum and add it to the lease. This is under LANDLORD FORMS> MY CUSTOM DOCUMENTS.
