Landlord Question and Answer Forum
I have a townhouse that I live in for approx 20 years before converting it to a rental in 2009. The original vinyl Kitchen floor was damaged by a tenant who recently moved out... they thought it was OK to put a hot frying pan in the middle of the floor. This floor was in perfect condition when they moved in, but now must be replaced. In my opinion the floor was good for another 10 to 15 years... My question is... can I charge them a reasonable amount to put down a new floor... and what would be reasonable (it's about 100 sq sf).
Thanks
Tom

RE: Vinyl Floor damage
Replace the vinyl flooring and take the total cost out of their security deposit. You should send the tenants a breakdown of the cost as well.

RE: Vinyl Floor damage
Bad advice Brian. In either NJ or MD you have to pro rate and with vinyl in rental use has a expectancy of less than ten years.
If your vinyl floor was over 10 years old you won't get a nickel if the tenant file against your damage deposit hold in either small claims or with your state or local rental authority
