I have a tenant that’s refusing to pay a late fee but I have told them the late fees paid because any money received per our lease agreement all monies receive applied to all this amount due so every month I do not receive the total amount and it’s a recurring more late fees. This month I had to send a 14 day notice pay or quit and they sent Only partial payment should I deposit that check or file papers in court after the 14 day?
