Hello, I have a questions as it relates to PA law. If a tenant is in breach of original lease agreement and would like to get out of the lease earlier, would the tenant forfeit their security deposit? The tenant agreed to forfeit her security deposit to get out of the lease early. Do I need to get something in writing as a mutual agreement or is this a law?

Get it in writing. Just makes it easier if there are any problems in the future. Plus the lease is a written contract and the only way to modify a written contract is in writing.
