Is there a law in Georgia that landlord has to keep up with plunbing and electrical? As we have a lease where it stays tenants maintains all as we have given a discounted rent

I don't know the rule in Georgia. But I would think that's a good way for the house to get messed up if the tenants aren't handy and they try to fix things themselves.
