What is the law when a tenant leaves their personal property in the home and is behind on rent for 3 months plus late fees? What is the law concerning the personal property can I take ownership?

Send a notice for them to claim their personal property and give them a certain amount of time. If they do not meet the deadline, it is up to you whether you throw it away or put it in the garbage. At least thats how i would handle it.
