I have a rental and the lease is about to renew. (State of California) they have been in the property 11 months. There are 4 roommates in the home. One roommate has been asked to leave by roommates but her refuses. He has had marijuana on property and in my lease it says n drugs. The other roommates have photo's . Can I serve just him or do I need to serve all 4 and then re-rent to 3, or do a new rental agreement for the parent and have just the 3 live there? Please advise

Remove the one tenant, then create a new agreement with the other three.
