Hello,
I have a rental property in Washington DC. Tenant abandoned the property (no notice given, 3 months in back rent owed) since the property was abandoned, does the deposit have to be applied to the balance owed? or is the deposit automatically forfeited due to the abandonment of the property?

Yes unpaid rent can be covered on the security deposit. Get what is owed to you!
