I rent out a single family home that has a water garden/fish pond in the backyard. I have not rented to families with small children before and have a potential renter that has six small children. I have concerns about the kids getting injured in the pond, or even worse, drowning. Would I be liable if I DO rent to this family, even though I address my concerns with the potential renters? And, can I tell them it's too great a liability renting to that large of a family, especially with small children. There is no fence or barrier around the pond.

I am pretty sure you are not liable. You can also make sure that you have that included in your contract to insure your not.
