I have a question about a tenants lease. I rented out a unit in Texas that has a swimming pool at peak season. THe individual paid a higher price than we were asking at the time since we were in a bidding war and they decided to pay a premieum to rent this unit and they signed a two year lease w/higher rental rate. Once they moved in they had a job transfer and had to move out two months later breaking there lease. I tried to find someone to take over their lease and was unsucessful.Can I charge them the differece legally in the premium that they paid now that I cannot rent it for that amount? I did have someone move in at a lower rate since its not peak season.

if they break the lease they are legally responsible for rent until you find new tenants or the end of the lease, whichever comes first
