Landlord Question and Answer Forum
Hi, first post here, hope its in correct spot.
I am in the process of screening applicants for my rental house. I got a call today from a prospective tenant telling me she has service animals, They served overseas and are required to have them with them. She was very upfront and honest about the whole situation. I know I cant discriminate and not allow them to bring animals into house even though I have stated in rental ad "no pets allowed". Question is can I charge them a higher deposit becasue they have service animals...Pet deposit basically.
I would really love to rent to these people but really don't want dogs in house, my only out is they want a 6 month lease and I want a year.

RE: Service animals
I would look up your areas laws but I believe you would be able to charge a higher security deposit. Some states only allow one deposit be collected, some don't allow pet deposits for service animals. Just do a lot of research and try and stick with the government websites. good luck!
